Inspection
Villa elevators do not require mandatory acceptance testing, but a comprehensive inspection of the home elevator should be conducted every 12 months, especially regarding the effectiveness of the following items:
(a) Door locking devices (for manual doors)
(b) Electrical safety devices;
(c) Grounding continuity;
(d) Support and suspension systems;
(e) Drive units and brakes;
(f) Devices to prevent free fall and overspeed descent, such as speed governors and safety brakes;
(g) Alarm systems;
(h) Door protection devices (such as safety touch panels and light curtains);
(i) Inspection of the shaft interior surfaces (such as distances, surfaces, and sharp edges);
(j) Guide rails and guide shoes;
(k) Lighting and emergency lighting;
(l) Emergency operating devices;
(m) All signage.
Maintenance
(a) Routine maintenance involves observation, inspection, and simple testing of the equipment and its operating status by maintenance personnel using their eyes, ears, nose, hands, and body. This allows for the timely detection and resolution of potential malfunctions. Routine maintenance is generally performed every two weeks. (b) Regular maintenance involves a thorough inspection, repair, replacement, and adjustment of specific parts of operating equipment to ensure these parts meet necessary standards and fundamentally guarantee the equipment's inherent quality. Regular maintenance is generally performed monthly.
Residential Complex: The size of a residential complex directly affects its prestige. Ideally, it should be between 150,000 and 300,000 square meters. Complete amenities are crucial for residents' convenience; the more comprehensive the amenities, such as supermarkets, clubhouses, transportation, banks, education, and medical facilities, the better. The landscaping is extremely important, impacting every aspect of future living. It should be both aesthetically pleasing and practical to avoid excessive maintenance costs later. The location should not be too far away; choosing a complex within the city center is preferable.
Single Building: Consider whether it's a terraced house or a detached house. Generally, detached houses allow for a more spacious and comfortable 270° three-sided layout. Also consider the type of high-rise building complex: is it a combination of high-rise and mid-rise buildings, or a combination of low-rise and mid-rise buildings? Generally, a combination of low-rise and mid-rise buildings emphasizes the prestige of the high-rise building. Whether it's a one-elevator-two-unit, one-elevator-three-unit, or one-elevator-four-unit layout is also very important. It's best to choose a one-elevator-two-unit layout, as it allows for better cross-ventilation, resulting in better natural light and ventilation.
Unit Layout:
1. Complete cross-ventilation from north to south, shallow depth.
2. Clear functional zoning between the living room and dining room, with a good balance of active and quiet areas, unobstructed views, and minimal disturbance.
3. The dining room and kitchen are close and bright, making dining convenient and comfortable.
4. The master bedroom should have a small sunroom with a 270° panoramic view.
5. No dark rooms or bathrooms, ensuring ample natural light.
6. Ideally, the living room and two (or three) bedrooms should face south.
7. All elevators should offer views.
Key Parameters:
1. Elevator size: A moderate size is essential for comfortable riding; a view is a bonus.
2. Elevator load capacity: Each elevator should ideally have a capacity of 400kg.
3. Elevator speed: Ideally, not exceeding 0.4 meters per second. A fully transparent panoramic villa elevator offers an ultimate and thrilling scenic experience.
Style: Different homebuyers prefer different styles, whether classic or modern, Western or Chinese. Regardless of the style, only a well-executed design can maintain its timelessness and ensure property value appreciation. It is strongly advised against choosing a bold, opulent style for a fleeting, stunning effect; instead, opt for a simple and timeless design. Otherwise, the initial appeal will be short-lived and easily become outdated.
